Aman Palm Beach - A New Era of Luxury Living in Palm Beach’s South End
A groundbreaking opportunity is on the horizon for luxury real estate enthusiasts in the South End of Palm Beach. Plans are underway for an exclusive, ultra-luxury condominium development that promises to transform the neighborhood. Set to rise on the pristine oceanfront property currently home to the Ambassador Hotel and an adjacent building overlooking the Intracoastal Waterway, this midrise project will bring a new level of elegance and sophistication to one of the area’s most coveted locations.
This highly anticipated development marks the first new South End condominium in over 15 years, offering discerning buyers a fresh wave of opulence. Spearheaded by a Miami-based company affiliated with the world-renowned Aman Resorts, this project seeks to optimize local zoning regulations to fulfill its vision without compromising quality or aesthetics.
While plans for the condominium development at 2720 and 2730 S. Ocean Blvd. are still in the final stages, the project has already begun to stir discussions throughout the neighborhood. Located just half a mile north of the Lake Worth Beach Pier, on what locals call Condominium Row, this project holds the promise of reshaping Palm Beach’s skyline and ushering in a new era of luxury living on the South End.
Redefining Luxury in Palm Beach
This visionary project is being led by the esteemed OKO Group, the development arm of Vlad Doronin, and London-based Cain International. Together, they acquired the Ambassador Hotel and the adjacent co-op building for a remarkable $147.6 million. With a commitment to enhancing residential experiences and elevating property value, the development will create a lower-density, higher-value living environment.
The project will revitalize the existing structures by reducing the oceanfront building’s height from seven stories to five and increasing the lakefront building’s height to five stories. This new design will provide spacious, comfortable living spaces, complemented by an underground parking garage that will replace the current hardscape, fostering a greener and more vibrant landscape.
As the project evolves, the Ambassador’s hotel use will be replaced by an exclusive residential community, set to join Aman’s global portfolio of resorts, hotels, and private residences. This transformation promises to redefine luxury living on the pristine shores of Palm Beach.
A Vision for Thoughtful Beachfront Development
Currently, the zoning code offers little flexibility for creative design in construction projects. Developers must adhere to a strict set of rules unless granted special approval by the Town Council. To address this limitation, a proposed text amendment seeks to encourage high-quality redevelopment along the beachfront, aligning with updated state regulations regarding the maintenance of aging condo and co-op buildings.
A New Chapter for Palm Beach Condo Living
As Palm Beach continues to captivate both residents and visitors with its charm, the anticipation surrounding this new residential development is palpable. Palm Beach has long been known for its stunning condominiums, and this latest venture by OKO Group promises to elevate the island’s luxury living experience.
The last condominium built in the South End was Bellaria in 2006, and since then, demand for new high-end residences has only grown. Now, this new project is poised to fill that gap and redefine the possibilities for South End living.
Plans suggest 3 five-story buildings, one on the Intracoastal side and two on the ocean side. There will be 17 units in the West building and a combined 32 units in the two East buildings. The resort condominium will offer rich private landscaping, sub grade garage parking, multiple pools and luxurious amenities.
